Pricing:
$0.65 per square foot (standard construction) [excludes any required engineering fees].
Down payment - 30% of fee based on initial estimation of total square footage.
Second payment - 30% of fee based on initial estimation of total square footage.
Final payment - remainder of fee based on final calculation of total square footage.

Changes or additions after approvals - $30.00 per hour
Note on determining the "square foot" value:
It includes all slab or floor surface under truss, like a second floor, loft, or basement included in plans.
It includes attached or unattached garage floor areas included in plans.
It includes any lanais, porches, decks or sidewalks included in plans.
It does not include a floored attic area unless that area will be finished and requires a plan sheet.

Foundation Plan
Floor Plans
Exterior Elevation Plans
Electrical Plans
Door and Window Schedule
Timber Frame plans (if applicable)
Periodic review sets in PDF format
PDF format file of your drawings when project is complete
(2) Sets of prints when project is complete
Additional Items:
Additional sheets such as interior elevations or site plans are billed at a rate of $30.00 per hour.
Cross sections, section cuts and other details are billed at a rate of $30.00 per hour.
Additional schedules such as fixtures, wall and floor finish are billed at a rate of $30.00 per hour.
Additional sets of prints available for an additional fee (varies with number of sheets).
or you can get duplicate sets made at a reproduction firm of your choice.
The plans are available in AutoCAD 2004.dwg format on a CDROM for an additional fee of $100.00.
Desired changes to your plans after delivery are available at a rate of $30.00 per hour plus printing fees.

Note on Delivery Time:
Delivery of the final package will depend on how busy I am at the time and the complexity of the house
being drawn.
Most plans can be delivered in four weeks.
Warranties and Exclusions:
I am not an Engineer or Architect.
Prior to permitting and/or construction you should have the plans checked by a licensed professional for structural requirements,
code and zoning compliance.
I make no warranty as to the suitability for construction of your house on your chosen property.
